A proposed salon and spa at Ajay Devgn and Kajol’s Juhu property has become the centre of a dispute involving local residents and the civic authorities. According to a Mumbai Mirror report, the Brihanmumbai Municipal Corporation (BMC) has stepped in after the housing society associated with the area raised objections to work being carried out at the bungalow.The dispute revolves around the proposed commercial activity at the property and whether the necessary permissions for such use are in place.What triggered the BMC noticeThe Kapol Co-operative Housing Society reportedly brought the matter to the attention of the BMC after noticing work at the property. The civic body subsequently examined the premises under its K-West ward.As reported by Mumbai Mirror, according to civic officials, the records available to them did not show the required approval for using the premises for commercial purposes. Local corporator Sudha Singh said, “The issue is with the Building and Factory Department of K-West ward. Prima facie, no permission was granted for commercial use of the S-10 premises.”The authorities then sought documentation from the owners to establish whether the proposed activity had received the necessary clearances. With the required papers reportedly not being furnished at that stage, the BMC issued a stop-work notice.The Devgn family has sought four weeks to respond to the notice and provide its documents to the civic authorities.Why the housing society has objectedThe bungalow is located at Plot S-10 on N S Road No. 11 in the JVPD Scheme and reportedly measures around 7,802 sq ft.The residents’ concerns are reportedly linked specifically to the planned commercial activity. The issue, according to the report, is not the fact that the property may have been leased, but what it is intended to be used for.Residents have reportedly expressed apprehension about the impact of a salon and spa on the surrounding residential neighbourhood. Increased footfall, parking, security and noise are among the concerns raised, particularly given the relatively narrow internal roads in the area.Devgn camp contests permission concernsThere are differing positions on whether the proposed use has the necessary approvals. While Ruchi Kanojiya, chief legal and compliance officer at the Devgn Group, was unavailable for comment, a person familiar with the actor’s side maintained that the requisite clearances had already been secured.“The requisite permissions and approvals from the concerned authorities in relation to the proposed use of the premises have been duly obtained,” the person said.The next step will depend on the documents submitted by the property owners and the BMC’s assessment of those approvals.
